We provide a comprehensive and customer focused level of service, offering advice & information on the expected market rent, property presentation, Landlord’s obligations such as health & safety legislation and insurance. Our service to Landlords is flexible, responsive and we get results quickly.

We offer a full range of property services, from simply finding you a suitable tenant, through to a comprehensive management service, which means all you have to do is enjoy your monthly income.

Lettings- Information for Landlords
We offer 2 levels of service, whether you are a 1st time Landlord, larger Investor or just wish to let your home for a short period of time we are able to offer advice tailored to individual client’s needs.
Lettings- Information for Tennants
Once a suitable property has been found for you and the rental & tenancy terms have been agreed an initial holding deposit will be required to secure the property. (This will form part of your bond and is not an extra payment). An admin fee will be charged to handle the processing of your application – this will involve the collection of employer’s references, existing landlord’s references, setting up of tenancy contracts and processing of credit references.

Our tenancy terms are normally for a minimum period of 6 months, renewable thereafter on agreement between Landlord & tenants requirements. Rents are payable calendar monthly in advance, starting on the day the tenancy commences. Subsequent rental payments are made by standing order.

We hold a bond against the prepared inventory & schedule of condition for each property, this is normally a month & half’s rent and is refundable at the end of the tenancy once the property has been inspected for cleanliness & damage.

Whilst we are not able to refund Bonds immediately, we do process the refunds promptly. With the majority of our rentals tenants are responsible for all the utility bills and council tax.

Full Management
This comprehensive service assists those looking for a stress free letting, in addition to the aforementioned letting features it also includes:
  • Collection of monthly rents and payment to Landlords less any deductions
  • Settlement of any utility accounts or other final accounts if required
  • Preparation of regular statements detailing income & expenditure
  • Carrying out regular 3 monthly inspections to ensure that your property remains in good condition
  • Being 1st point of contact for the tenants
  • Arranging for repairs if required and settling of any invoices
  • Serving notices of possession
  • Checking the property at the end of the tenancy to ensure that the property is left in good order and that the inventory is in tact
  • Taking of meter readings
